Our Approch
- We partner with an expert team of Brokers, Lenders, Attorneys, Asset Managers, Property Managers, and Capital Partners to source & acquire strong assets that meet or exceed our criteria and conservative underwriting standards.
- Through forced appreciation, we look for opportunities to increase the value of our assets by lowering expenses and gradually making value add improvements that increase NOI. This is done through a handful of strategies such as reducing expenses, raising rents, and creating additional income sources throughout the property.
- Once the asset has been repositioned and stabilized per the business plan, we continue to execute driving cash flow to our investors and continued improvements for our tenants.
- In exchange for equity, the investor receives distributions from the properties’ cashflow. These are typically carried out on a quarterly basis. Upon disposition, Investors capital will be returned either through a sale or a refinance and hold. The exit strategy deployed is asset and market dependent.
